My notice came months ago. Am I too late?
Maybe not โ€” the window is 30/60 days from YOUR notice's mailing date, and counties mail in waves. Check the date on the notice and your county's adopted window. If missed, you can petition next year (or seek late-filing reconvene grounds in limited cases).
Do rising values mean rising taxes?
Not one-for-one. Washington levies are budget-based โ€” your bill depends on your value relative to neighbors. That's why appealing an over-market value matters: you're paying more than your fair share.
What evidence wins?
Comparable sales close to January 1 of the assessment year, documented condition problems the assessor's mass appraisal missed, and characteristic errors (wrong sqft, phantom bathroom). The BOE decides on the record you build.
Is the hearing adversarial?
No โ€” BOE hearings are informal. Board members are citizens, the assessor presents comps, you present yours, and most hearings finish in under 30 minutes.
